When refinishing makes sense

Many older hardwood floors still have enough wear layer for sanding and finishing. If boards are stable and damage is mostly surface level, refinishing can restore the floor without a full replacement.

When replacement is better

Replacement becomes the better option when boards are thin, movement is severe, or water damage has reached deep into the wood. A careful inspection keeps the recommendation practical.

Budget and disruption

Refinishing usually keeps more of the original floor in place and reduces demolition. Replacement gives more design freedom but adds material, disposal, and installation time.
